One property that stands out was a home I filmed in North Vancouver. Before filming the interior, I explored the surrounding area and identified several lifestyle features that were important to the property’s story.

The home was located near forest trails, the waterfront and Lions Gate Bridge. Where permitted, aerial footage helped establish that connection and show the property within its wider environment.

Inside the home, I focused on the design details that gave the space its character. I filmed the staircase connecting the two levels, the dining area, contrasting bathroom finishes, mirrors, concealed lighting and other architectural details that could easily be missed in a standard walkthrough.

The final video was designed to help viewers imagine living in the home, not simply watch a sequence of rooms.

Before the session, we review the property address, surrounding neighbourhood, nearby features, accessibility, and whether drone photography is possible at the location.

Before filming, I walk through the property and create a visual plan. This includes the opening shot, walkthrough direction, detail footage, exterior coverage, Realtor segments and possible ending.

If appropriate, music can also be selected before filming so camera movement and shot length can better support its rhythm.

The property is filmed using a combination of wide views, detail footage, controlled camera movement, steady shots and creative angles.

Depending on the project, the production may include a gimbal, drone, additional lighting and direct presentation by the Realtor.

The footage is reviewed and organized by category, including wide footage, details, walkthroughs, stable shots, creative movement and aerial coverage.

The selected footage is then stabilized, colour corrected and edited. Music, captions, sound effects, property information and branding can be added based on the selected package.
